Terms of Service

These Terms of Service ("Terms") govern your use of the Riyo landlord platform (app.riyoproperty.management) and theriyoproperty.management listings website (together, the "Service"), operated by Riyo Property Management ("Riyo", "we", "us"). By creating an account, using the platform, or browsing this site, you agree to these Terms.

1. What Riyo is

Riyo is a software platform that helps landlords manage properties, units, leases, rent collection, and maintenance requests, and helps them collect rent from tenants via mobile money and card payments. This website is where landlords who opt in can publish approved listings for renters to discover. Riyo is not a real estate broker or letting agent and is not a party to any lease or rental agreement between a landlord and a tenant.

2. Accounts

You must provide accurate information when creating a landlord account and keep your login credentials confidential. You're responsible for all activity that happens under your account, including actions taken by any team member you invite and any role or permissions you grant them.

A landlord account must be created and controlled by someone with the legal authority to manage the property listed on it.

3. Free trial and fees

New landlord accounts receive a free trial period during which no Riyo platform fee is charged on rent payments. After the trial ends, a platform fee applies to rent collected through the platform, as shown in your account. You choose whether that fee is absorbed by you or passed on to the tenant at the point of payment.

Payment processing fees charged by our payment partner, Relworx, apply in addition to any Riyo platform fee and are disclosed before a payment or withdrawal is confirmed.

4. Payments and payouts

Rent payments and landlord payouts are processed through Relworx. Riyo is not a bank or licensed payment institution — we route transactions through Relworx's licensed rails and are not liable for delays, failures, or errors caused by Relworx, mobile money networks, or card issuers outside our control.

You're responsible for providing accurate payout account details. We aren't liable for funds sent to an incorrect account or number you provided.

5. Landlord responsibilities

• You're responsible for the accuracy of property, unit, and listing information you enter or publish.
• You're responsible for complying with applicable landlord-tenant law, housing regulations, and tax obligations in your jurisdiction — Riyo's tax and reporting tools are aids, not legal or tax advice.
• Where you collect tenant identity documents for screening, you're responsible for obtaining the tenant's consent and handling that information appropriately.
• You may not list a property you don't have the legal right to rent out.

6. Public listings

A listing only appears on this website after the landlord requests it and we approve it. Approval reflects a basic review, not a guarantee of accuracy, availability, or condition — renters should verify details directly with the landlord before making any arrangement or payment outside the platform. We may remove or reject a listing at our discretion, including if it appears inaccurate, fraudulent, or duplicated.

7. Prohibited use

You agree not to:

• Use the Service for any fraudulent, illegal, or misleading purpose.
• Publish a listing for a property you don't have the right to rent.
• Attempt to circumvent, disable, or interfere with the Service's security or normal operation.
• Use another person's account or identity documents without authorization.
• Scrape, copy, or republish listings from this site at scale without our permission.

8. Intellectual property

The Riyo name, logo, and the platform's design and software are owned by Riyo Property Management. Landlords retain ownership of the property information and photos they upload, and grant us a license to display that content on the platform and, where a listing is approved, on this public website.

9. Disclaimers and limitation of liability

The Service is provided "as is." We don't guarantee it will be uninterrupted or error-free, and we aren't responsible for the accuracy of information landlords enter, the outcome of any tenancy, or the actions of third-party services we rely on (including Relworx, AWS, Resend, Africa's Talking, and Google Maps).

To the fullest extent permitted by law, Riyo is not liable for indirect, incidental, or consequential damages arising from your use of the Service.

10. Termination

You may stop using the Service and close your account at any time. We may suspend or terminate an account that violates these Terms, is used fraudulently, or poses a risk to other users or the platform.

11. Governing law

These Terms are governed by the laws of the Republic of Uganda, without regard to conflict-of-law principles.

12. Changes to these Terms

We may update these Terms from time to time. Continued use of the Service after an update means you accept the revised Terms. Material changes will be reflected by updating the "Last updated" date above.
